Roof Replacement Services for North Dallas Homeowners
A roof replacement is one of the biggest decisions you’ll make as a homeowner. In North Texas, most people face it sooner than expected. Hail doesn’t ask for your timeline.
Since 2013, Collins Roofing & Restoration has completed hundreds of residential roof replacements across Plano, Sachse, Wylie, Allen, Frisco, McKinney, and the surrounding North Dallas communities. We know this market, we know the storms it throws at homeowners, and we’ve been through this process enough times to know exactly what it takes to get it done right.
Every replacement we do starts with a full tear-off and a decking inspection. Whether you’re filing an insurance claim after a hail event or paying out of pocket, we handle the full process from the first inspection through the final walkthrough. And it all starts with a free roof estimate.
Replacement or Repair: How Do You Know?

This is the first question most homeowners ask. Not every damaged roof needs a full replacement, and any contractor who tells you otherwise without a proper inspection isn’t worth your time.
That said, there are clear signals that a roof repair simply won’t cut it anymore:
- If your roof is 20 years old or older, replacement is almost always the more sensible move. Asphalt shingles in North Texas typically last 20-25 years, and that’s under normal conditions, not the repeated hail cycles this area sees. Age alone doesn’t always decide it, but combined with other factors, it’s usually the tipping point.
- When more than 30% of your roof’s surface area is compromised, repairs get expensive fast. Also, they don’t hold the same way on an aging system. At some point, patching becomes a false economy.
- If your home already has two layers of shingles, adding a third isn’t just inadvisable; in most cases, it’s a code violation. A full tear-off is the only option, and once you’re doing that, replacement is the logical choice.
- Storm damage that spans the entire roof plane, rather than isolated sections, usually means the whole roof took the hit. Hail doesn’t selectively miss half your shingles. If the adjuster’s report shows widespread damage, that’s a conversation about replacement.
- Decking damage is another situation where repair can’t save you. If the structural layer underneath your shingles is soft, rotted, or water-damaged, it needs to be replaced. A roof inspection is the only way to know what’s actually down there.
- And if your repair estimate exceeds 50% of what a full replacement would cost, you’re paying almost as much to extend a roof that’s already on its way out.
Not sure which one you need? Collins offers free roof inspections; we’ll give you an honest read with no pressure to move forward.
Our Roof Replacement Process: Step by Step
When you’re spending anywhere from $10,000 to $18,000 on a new roof, you deserve to know exactly what’s happening and why. Here’s how every Collins replacement job is handled:
Step 1: Free Inspection & Assessment
We schedule your inspection as soon as possible after your first call. Our crew gets on the roof, photographs everything, and produces a written report. For insurance jobs, that documentation is built specifically for the adjuster. There’s no obligation to proceed.
Step 2: Written Estimate or Insurance Documentation
For cash jobs, you’ll receive a written estimate outlining the recommended work and associated costs. For insurance jobs, we put together the full documentation package for your claim and can assist throughout the insurance claims process when needed.
Step 3: Material Selection
You choose your material type and color from the available options. We advise based on your home’s structure, the North Texas climate, and your budget. If your home is a candidate for impact-resistant Class 4 shingles, we’ll walk you through why that might be worth the upgrade, especially given what hail costs homeowners in this area.
Step 4: Scheduling & Material Delivery
Once you approve the scope, jobs are scheduled based on crew availability, material availability, and weather conditions. Materials are delivered to your property the day before or the morning of installation.
Step 5: Full Tear-Off
Every square foot of decking is inspected before anything else goes down. Soft spots, rot, water intrusion, compromised boards if it’s there, we find it, document it, and replace it. For insurance jobs, any decking damage found during tear-off that wasn’t included in the original scope is documented and discussed with you, along with the appropriate next steps.
Step 7: Underlayment, Ice & Water Shield, Drip Edge
Synthetic underlayment goes down across the full roof deck. Ice and water shield is installed at all vulnerable areas, such as valleys, eaves, and penetrations. New drip edge is installed along all eaves and rakes.
Step 8: Shingle Installation
Shingles are installed according to the manufacturer’s specifications. Flashing is installed or replaced at every penetration: pipe boots, chimneys, skylights, and wall intersections. The ridge cap is installed last.
Step 9: Cleanup & Final Walkthrough
We thoroughly clean the work area before completing the job, helping leave your property ready to enjoy again. Before we leave, we walk you through everything from what was done, photos from the job, and any questions you have. You shouldn’t have to wonder what happened on your own roof.
Replacing Your Roof Through Insurance: How Collins Handles It

North Texas is hail country. Most of the replacements we do have an insurance component, and most homeowners haven’t been through the process before. Here’s how we walk homeowners through it, start to finish.
Free Inspection First
Before anything goes to your insurance company, we inspect the roof and document the damage thoroughly with photos, measurements, and a written report. This documentation is what drives a claim approval. A vague description of “storm damage” won’t get it done. Specific, photo-backed evidence will.
We Meet With the Adjuster
When your insurance company sends an adjuster, we’re there. An adjuster doing a ground-level or quick visual assessment can miss things. We know what to point out, what gets overlooked, and what should be in the approved scope. A homeowner standing next to an adjuster alone, without someone who knows what a hail impact actually looks like at the ridge line or in the valleys, will almost always get less than what’s there.
Understanding Your Insurance Estimate
When your claim is approved, you’ll get an insurance estimate. A few terms worth knowing:
- ACV (Actual Cash Value): The depreciated value of your old roof at the time of damage. This is usually the first check.
- RCV (Replacement Cost Value): What it actually costs to replace the roof at today’s prices.
- Depreciation holdback: The difference between ACV and RCV, released after the work is completed and you submit proof.
- Deductible: Your out-of-pocket portion. This doesn’t go away.
Supplements When New Damage Is Found
If we find decking damage during tear-off that wasn’t in the original approved scope, we’ll document the findings and discuss the available options with you before moving forward. We’re not going to absorb costs that should be covered, and we’re not going to ask you to either.
The deductible fraud warning
If a roofing contractor offers to waive your deductible or “cover” it as part of the deal, walk away. That’s a violation of the Texas Insurance Code, and it’s a sign that other corners are being cut too. We don’t do it, and any contractor who does is a red flag.

Roofing Materials for North Dallas Homes
Material choice matters, especially in a market that deals with 100°F summers, intense UV exposure, and hail seasons that can come twice a year. Here’s what we typically install.
Architectural Asphalt Shingles
This is the standard recommendation for most North Dallas homes, and for good reason. Architectural shingles offer significantly better wind and impact resistance than the older 3-tab style; they come in a wide range of colors, and they hold up well in Texas heat.
Class 4 Impact-Resistant Shingles
For homes that have taken repeated hail hits or homeowners who want to stop cycling through claims every few years, Class 4 is worth a serious conversation. UL 2218 Class 4-rated shingles are specifically designed to withstand impact without fracturing. Depending on your insurance provider and policy, installing Class 4 impact-resistant shingles may qualify you for premium discounts.
Metal Roofing
Standing seam metal is the long-game option, offering 40 to 50+ years in Texas conditions with proper installation. It reflects heat, which takes a real load off your attic during summer, and it doesn’t have the hail vulnerability that shingles do. The upfront cost is higher, but spread across a 40-year horizon, the math often works in your favor.
Tile Roofing
Clay and concrete tile are common in parts of Frisco, Allen, and McKinney, particularly in higher-end neighborhoods where the aesthetic is part of the home’s value. Tile is durable and distinct, but it’s significantly heavier than asphalt. Before installing tile roofing, it’s important to ensure the structure is suitable for the additional weight.
Flat / Low-Slope Systems
Some North Dallas homes include flat or low-slope roof sections. TPO membrane is our primary system for these. Flat roofing has different drainage requirements and maintenance considerations than pitched roofing, and we assess every section of your roof, including low-slope areas, during every inspection.

Roof Replacement Common Questions
How much does a roof replacement cost in North Dallas?
The cost of a roof replacement depends on factors such as your home’s size, roofing material, roof complexity, and whether decking repairs are needed. We’ll provide a written estimate after inspecting your roof.
How long does a roof replacement take?
Most residential roof replacements can be completed efficiently, although the exact timeline depends on the size and complexity of the project, weather conditions, and any necessary repairs.
Do I need a permit for roof replacement in Sachse or Plano?
Yes. Permit requirements vary by municipality, and we’ll explain any applicable permitting requirements before your project begins.
Will my homeowner’s insurance cover a roof replacement?
If the damage was caused by a covered event, such as hail, wind, or falling debris, most homeowner policies will cover the cost of replacement minus your deductible. Wear and age-related deterioration typically aren’t covered.
What’s the difference between a workmanship warranty and a manufacturer warranty?
Manufacturer warranties cover the shingles themselves. They typically run 25-50 years, depending on the shingle line, but they don’t cover installation errors. A workmanship warranty covers the roof installation: flashing, penetrations, sealing, everything that comes down to how the roof was put on.
What should I look for when hiring a roofing contractor in Texas?
When hiring a roofing contractor, look for a local company with a verifiable business presence, appropriate insurance, and a strong reputation for quality workmanship and customer service.
